Your right to cancel

You booked at a distance, so you have a statutory right to change your mind. Last updated 9 August 2026.

The fourteen day right

If you are a consumer rather than a business, you have fourteen days from the day we confirm your booking to cancel, for any reason or none. You do not have to give a reason and there is no charge.

This right comes from the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

If you want us sooner than that

Most people do — an assessment is usually needed because a property is going on the market.

You can ask us to attend within the fourteen days, and we will. But you should understand what that means:

By booking an appointment inside the fourteen day period you are expressly requesting that we begin, and acknowledging that you will lose the right to cancel once the work is finished. If you would rather keep the full fourteen days, ask for a date beyond them and we will arrange it.

How to cancel

Tell us clearly, in any form you like, before the fourteen days are up. Email is easiest and gives you a record:

Refunds

If you cancel in time and we have not started, you get everything back within fourteen days of us receiving your notice, by the same method you paid.

If you asked us to start within the cancellation period and then cancel partway, we may keep a proportion reflecting what was done.

Cancelling or rearranging outside this right

Separately from the statutory right, you can move or cancel an appointment by telling us beforehand. There is no charge, and no particular notice period — we would rather rearrange than have a wasted visit.

If nobody is there when we arrive, or we cannot get into the property, we may charge for the visit. We will always try to reach you before treating a visit as wasted.

If you are a landlord or a business

These statutory rights apply to consumers. If you are booking in the course of a business — as a landlord, letting agent or company — they do not apply, and the arrangements in our terms govern instead. We will still rearrange or cancel by agreement; it simply is not a statutory entitlement.
